Terms & Conditions

RealtyWolf Pvt. Ltd. (“Company”) provides real estate broking, consulting, and related services to its clients (“Client”). The term “Client” refers to any person, firm, company, or legal entity in whose favour a property is booked and/or a credit note is issued. These Terms & Conditions govern all services provided by the Company and the use of our website realtywolf.in.


A. Scope of Agreement

  1. Information Reliance:
    Realty Wolf relies on information about various projects as provided by respective builders/developers through written communication, representatives, advertisements, public announcements, and other authentic sources.

  2. Client’s Responsibility:
    Clients are advised to visit our website and/or the respective builder’s website regularly for updates, project changes, or announcements.

  3. Cancellation & NOC Charges:
    If a client cancels a property booked through Realty Wolf, they will be required to pay an administrative fee for issuance of a No Objection Certificate (NOC). Charges vary depending on the project, developer, and other relevant factors. Realty Wolf will not issue a NOC until all such charges are paid in full.

  4. Transfer & Third-Party Interest:
    Clients must notify Realty Wolf in writing if they transfer the booked unit or create any third-party interest in it.

  5. Credit Notes:

    • Credit notes issued by Realty Wolf are non-transferable.

    • Realty Wolf’s liability under a credit note extends only to the original client.

    • Realty Wolf will release payments under a credit note only after receiving commission/brokerage from the concerned developer.

    • If Realty Wolf does not receive its commission, it is not liable to disburse the credit note.

    • If partial commission is received, a proportionate amount will be released.

  6. Exclusions of Liability:
    Realty Wolf is not responsible for:

    • Project delays, cost escalations, layout changes, PLC charges, or cancellation of projects.

    • Changes in builder or government policies.

    • Misrepresentation or false commitments by developers.

    • Sanction or disbursement of housing loans.

  7. Accuracy of Communication:
    Clients must verify all information received via email or other written communication and report discrepancies immediately. Realty Wolf assumes accuracy if no discrepancy is reported.

  8. Commitments:

    • Realty Wolf will not be bound by verbal commitments of employees.

    • Only written commitments on official company letterhead or email domain are valid.

    • Commitments made by ex-employees or from personal email IDs are not binding.

  9. Use of Client Data:
    Realty Wolf may use client booking data for marketing, promotional, and analytical purposes.

  10. Website Maintenance:
    Realty Wolf may suspend website functionality for maintenance. Any information accessed during suspension shall not be considered updated or binding.

  11. Communication & Support:

  12. Mode of Payment:
    Realty Wolf does not accept cash. All payments must be made through cheques, demand drafts, or bank transfers directly to the concerned developer after completing the developer’s booking form.

  13. Jurisdiction:
    All disputes shall be subject to the exclusive jurisdiction of the courts at Gurgaon, Haryana, India.


B. Collection of Personal and Other Information

Realty Wolf collects, stores, and processes personal information including but not limited to name, contact details, demographics, preferences, browsing history, and other data voluntarily provided by the Client.

  • Information is used to provide better services, improve user experience, and personalize offerings.

  • Clients consent to being contacted by Realty Wolf via phone, WhatsApp, SMS, email, or other communication channels (overriding NDNC registration if applicable).

  • Realty Wolf may store reviews, feedback, and communications for dispute resolution and quality monitoring.

  • By using our website, Clients consent to this data collection and usage as per our Privacy Policy.


C. Cookies

Our website uses cookies to enhance user experience, track preferences, and analyze site performance. Clients may decline cookies via browser settings, though some website features may not function properly.


D. Sharing of Personal Information

Realty Wolf may share personal data:

  • With affiliates, partners, and service providers for legitimate business purposes.

  • With law enforcement or regulators where legally required.

  • During mergers, acquisitions, or corporate restructuring.


E. User Consent

By using our services or website, Clients consent to collection, processing, and sharing of their information in accordance with these Terms and the Privacy Policy.


F. Copyright & Trademark

All content, trademarks, graphics, and software on the Realty Wolf website are proprietary to Realty Wolf Pvt. Ltd. and protected under copyright laws.


G. Suspension of Access

Realty Wolf may suspend or terminate access to its website or services if:

  • The client breaches these Terms.

  • False or incomplete information is provided.

  • Client actions harm the interests of Realty Wolf or its users.


H. Third-Party Links

Our website may contain links to external websites. Realty Wolf is not responsible for their content, privacy practices, or misuse of information.


I. Indemnity & Limitation of Liability

Clients agree to indemnify Realty Wolf, its directors, and employees against any claims, damages, or losses arising from misuse of services or breach of these Terms. Realty Wolf shall not be liable for indirect, incidental, or consequential damages.


J. Severability

If any provision of these Terms is held invalid, the remaining provisions shall remain enforceable.


K. Disclaimer

Information displayed on our website is sourced from public material, developers, or marketing collateral and may not always be complete or updated. Clients are encouraged to independently verify details with the developer before making booking decisions. Realty Wolf shall not be liable for any discrepancies, losses, or actions taken based on such information.
